What Is An Eviction?

An eviction usually occurs when the landlord terminates the rental agreement due to lease violations including but not limited failure to pay rent timely. If the tenant refuses to vacate the premises or cure the lease violation as outlined in the notice to vacate notice. The landlord will file suit in court to seek a judgement and writ of possession to have the tenant removed by the constables.

Evictions will normally appear as judgements within the public records portion of tenants' rental and credit files.
